Get To Know Goring-By-Sea Like a Local!

Date Published 10 February 2025

Unless you already are a local, when you travel west along the Worthing seafront you probably won't know where Goring begins. In essence, it's much like Brighton and Hove's relationship in that way.

In fact the similarities with the sister town eleven miles east along the coast are many, even though Worthing overall only has around a third as many residents as the city of Brighton and Hove.

We are the local estate agent for Goring so who better to tell you everything you need to know about this very special part of the Sussex coast?

Town square
Just as Brighton's seafront actually does have a distinct demarcation point where it becomes Hove - the boundary line is marked by the famous King Edward Peace Statue - so it is that George V Avenue is where Worthing ends and Goring begins.

If you continue along the coast for another one and a half miles the middle of the famous Goring Gap, a protected area of fields and woodland, marks the boundary with Ferring.

Also around one and a half miles to the north, the A2032 is roughly the 'top' border making Goring essentially quite a neat square town of its own!

High Street
Although Worthing town centre is only around two and a half miles away, there are plenty of local independent shops and eateries in Goring that means you really don't need to bother going very far. The A259 cuts right to left across the middle and is essentially its very own high street, with classic style retail parades at both ends.

For pub fans, The Mulberry is a great local just at the top of Sea Lane, whilst a short walk along the famous Ilex Way takes you to The Bull's Head on Goring Street, with its original beams and fireplaces dating from the 1600s. For those who prefer a freshly brewed coffee, lunch or afternoon cake, The Verandah Cafe Bar is a much loved destination for local residents and an independent family run business at the eastern end of Goring Road.

The Seaside
Called Goring-by-Sea mainly to differentiate our location from Goring-on-Thames in South Oxfordshire, the coastline however does play a big part in the day to day life of the community here.

Classic beach huts and the ever popular Sea Lane Café right on the beachfront set the scene, whilst the shingle beach itself is the perfect out of doors setting for everyone from kite surfers to dog walkers.

Having already mentioned the Goring Gap, its protected status reflects the importance of local wildlife habitats, providing a corridor from the sea to further inland that allows nature to literally run wild.

Property matters
With all this going for it you might be surprised to find that property in Goring covers a wide range of different possibilities for all budgets, from bungalows to iconic Art Deco residences and charming period properties there's plenty to choose from.

As the local estate agents with more than a quarter of a century's worth of experience helping people sell and buy homes in Goring, we can help you make the most of its enduring appeal.
