2024 Property Year in Review

At the start of every year pundits, commentators and speculators in the media make their forecasts for the next twelve months. The strange thing is that for the property market it is usually voices of doom and gloom that shout loudest.
Take the start of 2024 - nation-wide average new seller asking prices had seen the biggest December to January increase since 2020 and buyer demand in the first week was 5% higher year on year.
Yet still banks, building societies, surveyors and property portals were speaking of a tough year ahead.
Now as it comes to a close the reality is that we've actually had yet another extended period of strong activity. It has surprised some and proved many negative soothsayers very wrong indeed.

The bigger economic picture will always have effects on property. One of our predictions at the start of 2024 was "inflation looks likely to drop and interest rates follow suit at some time this year." We suggested that this would lead to greater mortgage affordability which in turn always stimulates the market.
That's one of the reasons we've seen such a strong end to the year, with sales agreed up by 29% and the number of potential buyers contacting agents 17% higher in October/November compared to the year before.
2025
All the statistics and data from this year mean little to anyone who is looking to move home early in 2025.
